How it works

Three steps. About four minutes.

We do the homework a good investor does by hand: pull the county record, run recent sales near you, price the repairs. Then we show you the sales and repairs behind every offer.

1

Type your address

We pull your home's public record and every recent sale nearby while you answer a few questions.

2

Tell us about it

Roof, furnace, kitchen, anything we should know. Plus your loan, if you have one. No judgment, homes get lived in.

3

Compare your offers

See every option that fits, with the sales, repairs, pros and cons behind it. Pick one, or pick none. No pressure, no pitch.

Your options

One home. Four ways to sell it.

Most buyers show you one number. We show you every option that fits your home and your loan, so you can pick what matters most: speed, price, or monthly income. Seller financing needs a home that is paid off; taking over payments needs a mortgage.

Fastest

Cash offer

We buy as-is and close in as little as 7 days, on the date you choose.

Best if you need to move quickly or the home needs work.
Highest price

Seller financing

We pay more than a cash buyer, with monthly payments to you. Slide the price, down payment, rate and payment to the mix you like.

For homes you own free and clear.
Mortgage relief

We take over payments

We buy and take over your existing loan payments, often with cash to you at closing.

For homes with a mortgage, especially a low rate.
Top dollar

List with our agents

Our licensed agents with RE/MAX Results can list it for you. We show what you'd likely walk away with after commission, repairs and time on the market.

Best if you have time and the home shows well.

How each way actually works

Plain English, no fine print games. If anything here doesn't make sense, text (218) 595-2196 and we'll walk you through it.

Seller financing: you become the bank

How it works. Instead of getting all your money at closing, you sell us the house and we pay you over time, like a mortgage, except you're the lender.

  1. We agree on a price, a down payment (if any), an interest rate and a monthly payment. On our site you can slide these to the mix you like.
  2. At closing, the house is deeded to us and you hold a promissory note and a recorded mortgage on it, the same protection a bank has.
  3. We pay you every month. Then, on a set date (the "balloon"), we pay off whatever is left in one lump sum.

Example. A $230,000 sale with $0 down and $1,100 a month for 10 years, then $200,000 paid in full. You'd collect $132,000 in monthly payments plus the $200,000 payoff: about $332,000 in total, paid to you over 10 years instead of at closing.

Why sellers like it. A higher price, steady monthly income, and possible tax savings: if you'd owe capital gains tax (for example on a rental or second home), an installment sale can spread it over the years you're paid. Ask your tax advisor how it applies to you.

How you're protected. The loan is secured by the house and recorded at the county. If payments ever stop, your agreement lets you take the property back through the legal process.

The trade-off. Your money comes over time instead of all at once, and the final payment depends on us refinancing or selling by the balloon date. It only works on homes you own free and clear.

We take over your payments ("subject-to")

How it works. We buy the house "subject to" your existing mortgage. You deed us the home, and we start making your mortgage payments from the first one after closing. Often we also pay you some cash at closing for your equity.

  1. We confirm your loan balance, payment and rate with your lender statement.
  2. At closing, the deed transfers to us. Your loan stays in place, with its original rate.
  3. We make every payment going forward until we pay the loan off or refinance it.

Why sellers like it. You're done with the payment right away, it can close fast, and it can help when you have little equity or a low interest rate that a new buyer can't get.

What to know. The loan stays in your name until it's paid off or refinanced, so a missed payment would show on your credit. Most mortgages also let the lender call the loan due when the house changes hands. It's rare, but it's real. We recommend an attorney review before you sign.

Behind on payments? We look at those by hand, because Minnesota has specific rules that protect homeowners in that situation.

Cash offer: fastest and simplest

We buy as-is with our own money, so there's no buyer loan to fall through. You pick the closing date (often 7 to 21 days), skip repairs and showings, and we cover the normal closing costs. The price is lower than listing because you trade price for speed and certainty.

Listing with our agents: top dollar, more time

Our licensed agents with RE/MAX Results list your home on the open market. It usually brings the highest price, but expect commission, some repairs before listing, showings, and 2 to 4 months before you're paid. We show you the likely take-home after those costs so you can compare.

Questions

Fair questions, straight answers

Is this a real offer?

It is a real preliminary offer based on what you tell us and on public records. Once you accept, we walk through the home to confirm its condition. If the condition or any answer turns out different, we can adjust the price or either of us can cancel. You will see any change in writing before anything is final.

How do you come up with the number?

We look at recent sales of similar homes near you, adjust them for size, age and how long ago they sold, and check that against other home value estimates and your county record. Then we subtract the repairs based on your answers. You will see the nearby sales we used.

Do I have to talk to anyone?

No. You can see your offers and choose one without a phone call. After you choose, we text you to set up a short walkthrough. If you would rather talk it through first, text or call (218) 595-2196 any time.

What is seller financing?

Instead of a bank, you act as the lender. We pay money down at closing, then make monthly payments to you, with the balance paid in full on a set date. You can get a higher price and steady income. It only works on homes owned free and clear, and the loan is secured by the home.

What does "we take over your payments" mean?

We buy your home and start making your existing mortgage payments. Your loan stays in your name until we pay it off or refinance, so we explain exactly how you are protected before you sign. Many sellers use it when they have a low rate or little equity. We suggest having an attorney look it over.

Why is the cash offer lower than listing?

A cash offer trades price for speed and certainty: no repairs, no commission, no showings, no waiting on a buyer's loan. We show the listing math right next to it so you can see the real difference after costs.

Are you real estate agents?

Both. Brothers Buy Property buys homes directly, and we also have licensed real estate agents on our team, with RE/MAX Results, who can list your home on the open market. When we buy, we buy for ourselves and do not represent you. When our agents list for you, they represent you under a listing agreement. Either way you are welcome to have your own agent or attorney review anything.
